How is my home valued?
Each home in England has been placed in a valuation band, from
A to H. The valuation list does
not show a value for your property, only the band.
The valuation list came into force on 1 April 1993 and was based
on an estimate of how much each home was worth on
1 April 1991. Because Council Tax valuations are based on
this, any changes in property market prices will not affect the
banding of your property.
How can I find out the band for my home?
The band is shown on your Council Tax bill, or you can find out
by visiting the Valuation Office Agency website, or
contacting us at council.Tax@thanet.gov.uk
What can I do if I think that my band is wrong?
You can appeal to the Listing
Officer in Folkestone.
Who can appeal?
The person liable to pay Council Tax can appeal, even if the
property is exempt from Council Tax or they do not live
there.
When can I appeal?
You can appeal if:
-
you think the band should be changed, because there has been a
material increase in the value of your home.
-
you think the band should be changed because there has been a
material reduction in the value of your home.
-
you start or stop using part of your home to carry out a
business.
-
following either of the above, the Listing Officer has changed
your band before telling you.

you have just moved in. The appeal time is limited to six months
from when you move in.
A material increase may happen if building work has
been carried out.
A material reduction may happen if any part of the
property is demolished.
In these cases, revaluation will not take place until after the
property has been sold. So the person appealing would be the new
owner.
