The Coastal Towns

Broadstairs, Ramsgate and Margate need a viable commercial heart. Priority is afforded to remodelling Margate with a mix of leisure and cultural facilities, in line with a land use concept plan and involving redevelopment and refurbishment of various key sites at the seafront and town centre; Dreamland, Arlington, The Rendezvous, Queen Arms Yard, Margate Town Centre, Fort Hill/Arcadian and the Lido.

 

Dreamland is proposed to provide a new visitor destination, based on a heritage theme park, together with enabling development including mixed residential, specialist themed retail, food, drink and leisure.

 

For Arlington, mixed use development would include residential, retail and commercial use. Policies will also support contraction of the High Street to a more viable retail core in the lower High Street, alongside the Old Town.

 

In the upper High Street, replacement of disused or underused commercial premises with residential accommodation will be permitted.

 

The Strategy recognises the urgent need to tackle the severe deprivation affecting the Margate Central and Cliftonville West wards.

 

Support will be given to strategies and initiatives within the Cliftonville West Renewal Area that will help restore mixed and settled communities, improve homes and the street scene, and encourage new business, including improved holiday accommodation.

 

For Ramsgate, the aim is to support a mix of leisure, tourism, retail and residential at the waterfront area, embracing the harbour, land to its west and the Eastern Undercliff.

 

Proposals will need to be compatible with the historic character and views of the harbour and seafront, nature

conservation interests and the operation of the port.

 

New retail development within or adjacent to the town centre commercial core (for example at the Staffordshire Street Car Park), compatible with its historic character, is supported.

 

Little intervention is proposed for Broadstairs, where the emphasis will be on conserving and enhancing its

unique charm as a residential and visitor location.
