Comment from Planning and Legal

Planning:

The site is in a conservation area, a good quality detailed design will be required.  The impact on the adjacent property has to be taken into account. Potential for the erection of a single residential unit. This is previously developed land.

 

Legal:

KCC have placed a restrictive covenant, against development, on the site. Agreement would therefore have to be reached with KCC, to enable development.

 

Alternative options

  1. Apply for planning permission to develop the site in conjunction with KCC.
  2. Do nothing. The site does not offer any viable alternatives.

Advantages/case for disposal of the Land/Property

The site is not considered to offer any significant alternative use. The prospect of obtaining a capital receipt outweighs retention of the site.
