The site is currently being operated by the council, as a car park. The site is divided into two parts.
There are no issues to be reported under this heading.
The smaller of the two sites is in a Conservation Area. Both are designated as town centre car parking (TR16B)
The larger of the two sites is affected by covenants that were created in 1812. However, no copies of these are available. It would therefore be necessary for any developer to take out indemnity insurance.
Redevelopment of the site would increase income, increase the attraction of the town centre, improve the visual impact of the site, make a better use of it and provide a capital receipt for the Council.
The details of the restrictive covenant are not known. Clearly, this could impact on future redevelopment of the site.
That Cabinet support the asset as being available for redevelopment and allow it to be progressed through the disposal framework, to public consultation.
