The site is not currently in use. There is access via the chine from Royal Esplanade.
There are no factors to consider under this heading except that TDC is responsible for any maintenance, which could be expensive in the future.
The site is in a conservation area and adjoins areas of national and international nature conservation importance. Flood risk potential needs to be addressed. The Chine is Grade II listed.
There are no legal issues that would affect potential redevelopment.
A disposal would help to offset potential future liability and provide a receipt for the Council. It would enable maintenance and refurbishment of the Chine, which is presently neglected.
Access to the site is difficult and this will need to be considered, in any development proposal.
That Cabinet support a disposal via the agreed strategy, progressing it to public consultation.
