Housing Conditions in Rented Properties - Decent Homes Standard

In addition to the new Housing Act, the Government is keen to ensure all housing meets a minimum standard.

 

When inspecting properties the Council must have regard to this standard.

 

The Decent Homes Standard is connected to the Housing Health and Safety Rating System, and any works required by the Council may be enough to satisfy this standard.

 

To meet the decent home standard a property must:

 

  • Not contain category one hazards.
  • Be in a reasonable state of repair.
  • Have reasonably modern facilities and services e.g., kitchens, bathrooms etc.
  • Provide a reasonable degree of thermal comfort e.g. adequate heating, insulation etc.
