Refurbishment and Retrofit Programme for Tower Blocks

Tenant and Leaseholder Services will be overseeing a programme of refurbishment and retrofitting for five of its residential tower blocks. Regular updates will be available on this page and on the notice boards in each building.

We will hold regular events to give you the opportunity to talk to us and our partner contractors.

We have included a separate section for each block and will provide specific updates as and when they are available.

Retrofitting is a word that describes the modification of the systems or structure of a building after it has been built. 

We are retrofitting your building, to improve the energy efficiency of your home.  

The works will include replacing:

  • Balcony doors and windows
  • Roof insulation
  • Communal windows
  • Storage heaters

Refurbishment work will also be carried out to improve building safety and decoration. 

This includes:

  • Replacing the external wall insulation (cladding)
  • Replacing your flat front door
  • Upgrading your balcony surrounds
  • Replacing internal communal fire doors and main entrance doors
  • Redecorating internal communal areas

We are preparing to start the work. This includes doing energy efficiency assessments of all homes, and deciding which refurbishment and retrofit works are needed for each home. The works will be carried out to five of our tower blocks. We are working on a schedule and we should be able to give you an update by the end of the summer.

We are working on the following:

We need to assess the energy performance of every home

Before we can make improvements, we need to carry out an energy assessment to find out how energy efficient your home is. Without this assessment, we can’t plan the work necessary to reduce the amount of energy needed to heat your home.
We aim to bring your home up to minimum level C energy rating.

Benefits for you include:

  • Saving money on heating costs
  • A warmer more comfortable home
  • Improved insulation and ventilation , to help prevent damp and mould
  • Reduction in the amount of energy needed to heat your home
  • The building and your home will have a reduced carbon footprint on the environment

What we need to do

Our surveyor, Keegans needs to carry out an energy assessment of your home. If you haven’t already had an energy assessment please call 0800 698 0138 now to book an appointment.

Funding the refurbishments and retrofit programme

The refurbishment and retrofit improvements will cost around £20 million. We have been awarded government funding to help pay for the work.

  • Building Safety Fund – will pay for 100% of the cost of replacing the external wall system (cladding) on the building.
  • Social Housing Decarbonisation Fund – will cover 50% of the energy efficiency improvements to homes.
  • Thanet District Council – Housing Revenue Account (HRA) budget will cover 100% of the routine works, including decorating the insides of building, and and 50% of the energy efficiency improvements.

Your building evacuation procedure

If there is a fire in your block, it is very important that you know what to do.

You must evacuate if you hear the fire alarm. Wait outside on the pavement area at the corner of Liverpool Lawn until the Fire Service tells you it is safe to go back inside.

The communal fire alarm is tested every Friday. If the alarm continues to sound you must evacuate.

Do you need a Personal Emergency Evacuation Plan (PEEP)?

We securely hold a list of households who would need help to evacuate the building in an emergency.

The Fire Service will use the PEEP list in such an event.

Contact us now if:

  • You or anyone living with you uses and stores oxygen in your flat.
  • You or anyone living with you has a PEEP and their circumstances have changed.
  • Anyone who had a PEEP has moved out of your home.
  • You or anyone who lives with you has a disability e.g uses mobility aids, has hearing or learning difficulties and doesn’t currently have a PEEP.

Gas supply removal

Southern Gas Network (SGN) is planning to remove the gas supply to your block. This will help make the building safer and mean that we won’t have to carry out an annual gas safety check in your home.

SGN is offering residents £1,000 to convert from a gas cooker to an electric cooker. If you have a gas cooker in your home, please contact SGN now by emailing sgn.mobs@sgn.co.uk or calling Network Assistant, Edward Fennessy on 07855 97767.
