Making more affordable homes in Thanet

In Thanet, there is high demand for affordable housing. We have adopted an accelerated affordable housing development programme, which will see at least 400 new homes, built by us or bought, by 2027. This aims to meet the demand from residents, who are struggling to afford rents in the private sector.

In December 2024, Cabinet approved an accelerated temporary accommodation programme. This will see at least 170 new homes bought by 2027, specifically to help residents who are homeless.

We get new homes in a few ways:

  • Section 106 Agreements: Developers make a contribution to the Local Authority as part of their planning permission conditions.
  • Buying Directly: We have also purchased additional homes during construction from developers and the open market. This helps to increase the council’s stock and offer a wider range of homes for affordable rent.

The new affordable homes will be offered to people on the Housing Register based on their level of need (priority). The council can sometimes choose specific tenants directly when it’s necessary or appropriate. Phase 4 of our Affordable Housing Programme is now complete. This has created 49 brand new homes at four locations: the former Dane Valley Arms site, Tomlin Drive, Clements Road, and Staner Court. We plan to start even more building projects soon.

We try our best to build or buy new homes that use sustainable energy elements. Where the budget allows, we aim to get homes with solar panels and heating systems like air source heat pumps. Also, planning rules require developers to plant trees and other greenery in their new areas to help local wildlife.
