Strategic housing new developments phase 4

We have finished Phase 4 of our plan to build homes that are cheap to rent. This important project has turned four pieces of old council land in Ramsgate and Margate into 49 new, good-quality homes for people in the area.

The homes were built between September 2024 and March 2026. Thanet District Council owns every home. They are given to local people first.

The project happened because of many people working together. We thank everyone who helped make Phase 4 a success.

The project happened because of:

  • Local people who gave their time. They shared ideas during public meetings and helped create better designs. Explanation: Public consultations are when people living nearby were asked for their ideas.
  • Money from the government. This money came from Homes England’s Affordable Homes Programme and the Brownfield Land Release Fund.
  • Expert helpers such as designers, planners, and builders. They took the ideas and built the homes. The Police and Kent Fire and Rescue Service also gave important help.
  • Council staff from teams like Planning, Environmental Health, and Waste and Recycling. The council’s councillors also gave very important help.

Building 49 new homes across four places, on time and to a high standard, shows how well everyone worked together.

These new developments offer safe homes that people can stay in for a long time. They help people who need housing the most.

  • People living in the local postcode area were given priority. This helps them stay near their friends and local area.
  • 30% of the homes were directly to local families moving out of temporary accommodation (short term housing for those at risk of homelessness). This gives safe, long-term homes to families who need extra help.
  • Each location has homes made specially for people who find it hard to move around or who have other needs.

All 49 homes have the highest possible EPC rating, which is ‘A’. This means they are some of the best council homes in the UK for saving energy. This will help residents save money on heating bills and reduce carbon emissions, we used a ‘fabric-first’ approach including:

  • Solar panels and air source heat pumps.
  • High-performance insulation and advanced ventilation systems.
  • Each home produces just 0.1 tonnes CO2 per year, compared to the national average of 6 tonnes.

WW Martin Ltd, a building company from Ramsgate, built the homes. Working with them meant the money stayed in the local area:

  • 90% of the people who worked on the project lived in Thanet.
  • The project provided apprenticeships for local people and career days for East Kent College students.
  • Our contractors also fixed up the Dunkirk Memorial in Ramsgate and the Manston Village War Memorial.

Our new developments

  • We have transformed a former parking area into 9 affordable rent flats, 4 one-bed and 5 two-bed units.
  • Includes one fully wheelchair-compliant flat and five units with level access and flush-floor showers.
  • Dedicated communal garden, secure cycle storage, and electric vehicle charging points for every parking space.

  • A former garage site has been replaced with 11 affordable houses for families, 9 three-bed and 2 four-bed homes.
  • All homes were built to ‘adaptable and accessible’ standards.
  • The project also improved local pedestrian routes and emergency service access.

  • After sitting empty for over a decade, the site of the former Dane Valley Arms pub has been brought back into community use with 17 new homes, 7 one-bed, 6 two-bed, and 4 three-bed homes.
  • This development includes a new communal garden and has significantly improved the appearance of the local area.
