Thanet District Council is inviting proposals to redevelop land at Marina Car Park 3, Marina Esplanade, Ramsgate.
The site covers approximately one acre along the Eastern Undercliff and is currently used for parking. Located close to Ramsgate Main Sands and a short walk from the Royal Harbour, it is one of the largest remaining unbroken seafront locations in the area.
The council wants to get the best value for local taxpayers while supporting high-quality improvement projects along the coast. To encourage creative ideas, proposals are welcome for both conditional (subject to planning) and unconditional freehold proposals across a range of different uses. These could include commercial businesses, a hotel, housing or leisure spaces.
Cllr Ruth Duckworth, Cabinet Member for Regeneration and Property, said: “Marina Car Park 3 is a wonderful seafront location, but it is currently underused. We want to see this site transformed to bring real long-term benefits to people living in Ramsgate and across Thanet. Any money made from selling the site will be reinvested into council buildings and property that support vital services in Thanet.
“We are keeping an open mind on what could go here – whether that means a hotel, shops, or sports and leisure spaces. This site offers an exciting opportunity to boost our local economy and build on the momentum we’re already seeing in Ramsgate.
“We want to hear high-quality, ambitious ideas from developers who share our vision for the area. I encourage interested parties to look at the details and submit their proposals.”
All submitted proposals will be subject to an informal tender process. They will be assessed not just on price, but also on certainty of funding, proposed land use, and the developer’s track record.
