Building control applications

You must submit all building control applications online. The only exception is if you are submitting a demolition notice to demolish a building or part of a building.

After you submit your application, our team may contact you or your agent for additional details, amended plans, or structural calculations to ensure your project complies with building safety regulations.

Types of building control applications

There are four types of building control applications. The type you need depends on:

  • The size and complexity of your building work
  • Whether you have already started the construction work
  • Whether you are transferring project control to the council from a private registered building control approver

Legal responsibilities for your project

Under national building regulations, anyone involved in commissioning, designing, or carrying out building work has legal duties to ensure the project meets building safety standards.

These responsibilities apply if you are:

  • The property owner commissioning the work (the client)
  • The architect, surveyor, or lead designer (the principal designer)
  • The main builder or contractor in charge of the construction work (the principal contractor)

Dutyholder and competence regulations (Part 2A)

Anyone submitting an application or carrying out building work must comply with the dutyholder and competence rules set out in Part 2A of the Building Regulations.

If you are the client (the person having the work done), you must ensure that anyone you appoint, (such as your designer, architect, or builder) has the appropriate skills, knowledge, experience, and training to carry out the work in compliance with building regulations.

What happens after you apply

Once we receive your application, we will send you an information pack. This includes:

  • An acknowledgement letter, confirming that the application has been accepted. This will also include the fee and how to pay
  • An inspection table and instructions on how to book surveyor visits
  • Three declaration forms that must be signed and returned at key stages of the build to confirm compliance with building regulations
