Strategic housing new developments phase 3

        Covid-19

The heath pandemic has affected progress on our building sites.  we expect an approximate delay of up to 12 weeks to our programmed finishing dates. This is due to work stopping altogether for a time, then reduced working to comply with social distancing requirements.  the council is also experiencing delays in obtaining materials to sites.  We are working closely with our partner organisations to reduce delays as much as possible, and to keep to our planned programmes.  We are keen to finish these new properties for people in need of affordable homes as soon as we possibly can.

        Phase 3, Ramsgate

Phase 3 is a £4.2million redevelopment of two sites within the established area of Ramsgate.  The redevelopment will provide 26 units on parcels of land currently or historically providing blocks of garages.

All homes will meet the Homes England (HE) Design Standard and Lifetime Homes standards wherever possible; a set of principles applied to general needs housing to provide accessible and convenient accommodation for a wide range of the population, from households with young children to older people, and individuals with temporary or permanent physical or sensory impairment.

        King Street

The site has full planning consent F/TH/16/0952 for one 3-bedroom, 6 person flat, one 3-bedroom 5 person flat, four 2-bedroom 4 person flats, 8 2-bedroom 3 person flats, a terrace of four 2-bedroom 3 person news houses.   The planning application and approval documents may be viewed here using the reference number above.

Construction is underway, but was delayed by the removal of a number of underground fuel storage tanks on this former garage site.

        Scheme mix

To be let at Affordable Rent:

        1 x 3 bed (6 person) flat

        1 x 3 bed (5 person) flat

        4 x 2 bed (4 person) flats

        8 x 2 bed (3 person) flats

        4 x 2 bed (3 person) mews houses

The redevelopment will provide much needed housing and prevent further vandalism and fly tipping on this former garage and workshop site.
