This is when you let out your property to someone else. You are the landlord and will be responsible for the acts of your tenants.Permalink
The payment of service charges and ground rent are your responsibility. You will need to give Thanet District Council contact details for yourself, and any management company that you use. If you use a management company, they should update us with the details of your tenants. This is in case of emergencies or problems caused by defects within your property. And so that we can consult with you on any issues, such as service charges.Permalink
You may need to get consent from your bank or building society. Lodgers and sub-tenants do not have the same rights as you do. So if your property is repossessed, they could be evicted.Permalink
Yes. You must service the gas supply and any appliances in the property each year. You must give your tenant a copy of the safety certificate.Permalink
You must supply copies of documents, including tenancy agreement, lease and gas and electrical safety certificates as requested. You will be required to pay a fee to Thanet District Council before registering each sub-lease.Permalink
You must make sure that your tenant does not breach the conditions of your lease. We will take legal action against you as the Lessee if conditions are broken. If the issues are not resolved we may apply for forfeiture of your lease and reclaim the lease. You will then lose your property.Permalink
Yes. If you are a leaseholder of Thanet District Council. The current fee is £140.80 for each time a sub-tenant is registered.Permalink
