Capital projects need long term planning (up to five years in advance). But planned works are projects that can be planned and completed quite quickly.
Capital works projects can make a huge difference to our residents. They provide upgrades to their homes, improve fire-safety, maintain buildings and heating systems. We identify many projects based on stock condition surveys. We also take into account repairs history, resident reports, and Fire Risk Assessments.
These works are planned and overseen by our Planned Works team.
The team manages cyclical (regular) refurbishment projects across each financial year.
For example:
- Kitchen and bathrooms
- Windows and doors
- Roofs
- External decorations
We will let you know if your home is on our renewal programmes.
Until we renew them our repairs team are responsible for any maintenance or repairs that are needed.

Kitchen and bathrooms are replaced in the financial year that they have reached the end of their life expectancy. This is 20 years for kitchens and 30 years for bathrooms.
Until we renew them our repairs team are responsible for any maintenance or repairs that are needed.
