We carry out stock condition surveys to make sure your home meets health and safety standards. As well as the Decent Home Standard (DHS).
The Regulator of Social Housing (RSH) says we must have an accurate, up to date and evidenced understanding of the condition of our homes that reliably informs our provision of good quality, well maintained and safe homes for tenants.
The DHS is the minimum quality for social housing. It makes sure that homes are fit for purpose. This includes checks that they are safe, have modern bathrooms and kitchens. And efficient heating and insulation.
The survey helps us to plan ahead. For example, when you will need a replacement bathroom.
We aim to inspect our residents’ homes every five years. Our survey is a visual inspection checking the age and condition of various parts of your home. It helps us to understand when we will need to replace things like windows, roofs, bathrooms and kitchens.
At the same time we will carry out a health and safety risk assessment. This is to make sure that your home is safe for you and your family. If our surveyor finds anything that needs fixing they let you know and raise a job to get it done. They will let you know that they have done this.
PermalinkThe survey will take about 30 to 60 minutes (depending on the size of your home) and is a visual inspection. The contractor or surveyor may take measurements and record details on a tablet. They will have shoe covers to protect your home. They will always show you their photo ID. But if you have any concerns, please call us to check 01843 577575.
They will take photos of parts of your home. Including windows, doors, smoke alarms and heating systems. This helps us to keep a record of the current condition of your home. The photos are only used for this reason.
The appointment is only to make a record of the parts of your home. It is not about checking up on you or how tidy you are. It’s important so that we can make sure that we know where and when improvements will be needed.
PermalinkWe need to check both inside and outside of your home. This includes checking the kitchen, bathroom, roof, loft, windows and doors.
We will ask you to keep any pets in a separate room while the survey is carried out. This is for the safety of both our contractor/surveyor and your pets.
An adult (over the age of 18) will need to be present for the whole of the survey.

PermalinkThe contractor/surveyor won’t be able to let you know about any work that we may do in the future. The survey will be kept for our records. We will use it to plan and budget for future work. We will write to you to let you know when we plan to do any work.
